    YES! Many states have special laws governing renting of mobile homes in parks.





    Although you state the landlord/owner is not the manager, if the mobile home in still in a park, these rules still apply. (it is unclear from the question if you are in a park or not, just that you are not renting from the manager)

    If you have a rental mobile home why not get a mobile home for yourself, or a rental HOUSE not a computer. The computer you're using could be a down payment.
    You have to be approved by the park managers too, you will actually be renting from two landlords, the park and the MH owner. There are no other differances.

    Here's the thing, first of all you just said it yourself, you're married. They don't give assistance to people who are married, because they consider that as two incomes. That's basically you're only wall. I know someone who has kids and her boyfriend and her have been living together for 10 years and she could get financial aid for college, food everything because she was considered single because her boyfriend and her weren't married.

    The one I am most familiar with is Section 8. It's quite a bit of paperwork and there is most likely a waiting list, but if you get approved, it does help. You might try going to www.huduser.org to find information on income limits.

    I'm having a hard time renting this place. Its SOO beautiful and in a great location (just 15 minutes from disneyland, Knotts AND the Beach. not to mention everything else(lol)!) AND its one of the better priced rentals but i'm just not getting as many inquirers as i was recieving last year %26amp; for the life of me i dont know why!

    The recession is very real. Business is down everywhere. People have been stranded as FOUR airlines have gone Chapter 11 in the last two weeks! The statistics are showing that Americans are taking local vacations this year to save on gas and lodgings. I just read a few moments ago that oil prices momentarily hit yet another record high overnight before dropping back a little.





    So it's real, and not just a scare, I am afraid.





    And the dollar is in the tank.





    Here's my advice: advertise to other countries, where the dollar is now cheap. People are coming over here from the UK, Europe, and Asia. The economy in Brazil is flying high. They will have enough money to do this, while Americans cannot this year and maybe for a couple of years. Put your ad on craigslist in London or somewhere in Ireland and see what develops.

    Join the party , here in SW Florida it's the same, rentals are slow unless you price them really low, Winter months are even slow. It's the times hang in there and try to find other sites to put it on for more exposure, also check out other rentals in the area for price comps and ideas.
    Add pictures of the outside of the house as well as a few more pictures of other rooms. I can not really get a feel for what the house is like with just the pictures you have provided.
    The writing is fine, it's the economy that sucks. I read an article that explains how people aren't going on vacation, aren't eating out, etc.

Also, keep in mind that the people you are trying to attract are not people who are looking for a new apartment; so take out the info pertaining to the proximity to freeways. Perhaps consider choosing a less colorful main picture, to attract the more masculine type, who otherwise may be repulsed from too many colors. I live near Long Beach myself, and it seems like you're offering a great deal. Emphasize vacation type things like beaches and the restaurants, rather than airports and freeways and im sure you'll see some results. Hope this helps. Take care.
    First of all, the link doesn't work. So, I went to the site and searched for 33316 which then did come up. You wanted honesty, so here goes: take the cutesy musical note border off the pictures, for starters. It blocks part of the photo. Next, one picture of the kitchen is sufficient and since it's a vacation rental I don't care that the sideboards (? does this mean countertops?) are ';original stainless steal';.. which by the way is misspelled. Add photos of all the bedrooms, living areas, and outside so I can get a real feel for the place. Everything in the house is rather outdated but since you bill it as the Enchanted Peachwood Cottage I suppose it fits its name. Would I stay there? Probably not. If I am going to pay $180/night I prefer to have maid service at a hotel, but I know many other people would rather have a house with the extra space.     Help needed getting out of a bad home rental deal and get into a purchased home or a lease/option deal.?

    A friend of mine is currently in a home rental deal and looking for a creative way to get out of it. Getting out of the lease means forfeiting a $2500 deposit plus $1000. The living situation in this area is getting increasingly worse and the owner is unwilling to be reasonable on their pet policy. My friend recently was given a dog and the owner wants $250/month on top of the rent for pet fees plus an additional $500 pet deposit(but was not willing to amend the contract to reflect this, sounds shady).





    Is there any way thay they could purchase a house and work out terms to take into account the $3500 they would forfeit by breaking the lease. What kind of terms can be negotiated through a realtor or any perspective seller? They have good credit and have been gearing up to get a house after their lease was up, but that is not for another 6 months.

    Your friend signed a lease and is responsible to fulfill it. If your friend is that deperate to get out, then he should break the lease or ask the owner if he can sublet.





    Did your friend's lease state that it allowed pets? It sounds like the owner doesn't want pets in the rental. It's not unusual for an owner to not want pets in their rental. A tenant cannot force the owner to take pets and the owner can charge whatever they want for pet fees. Check your state law and your friend's rental agreement for are limits on pets fees or a requirement for pets fees/deposits are to be ';reasonable';.





    I've never heard of a seller specifically covering a buyer's lease break fees, but I suppose there is no harm in asking. A desperate seller may be willing to offer a credit in exchange for a quick closing.

    Never paint anything in a rental without first getting the landlord's permission in writing. That is if you ever want your deposit back or even to stay in his good graces. There are many fabulous products to rejuvinate old tiles-just go to your local home center and get the best you can afford- make sure you seal the tile when you are done and it should last a good 5 years versus 5 months.     If you just want to clean them I would use bleach. I had the same tiles in my 1947 house and I bought the sticky tiles and layed them right over it. Looks great! and cost about $21.00

    jobs right now are tight, but this is coming from a recent college grad who doesn't have much experience. you and your husband sound like you've been in the working world for a while, so you have plently of experience under your belts. there are a lotttttt of big corporations that are headquartered in the area and if you would be satisfied with a job at walmart or something retail, you will probably be ok. finding a higher paying job, of course, is harder to do. i'm not sure what kind of construction your husband is in to, but from what i've heard on the local news here, housing construction is down because of the market and economy a lot of companies that support construction, like window and wood companies that are headquartered locally have actually done major layoffs recently because of the construction slow down.





    the cost of living in the seattle area is high which is why we also have the highest minimum wage in the country. i grew up an hour or so away from seattle and the average price of an old 3 bedroom 2 bath house is 250,000+ and for a newer construction it would be nearing the 400,000 mark. living IN the city, expect to pay even more. so its always very mind boggling to me to think that if i lived in the midwest or something i could get a brand new 3 bed, 2 bath house for maybe 150,000 haha and that what you pay for a ';normal'; house here could get you a mansion elsewhere. i'm not too sure about housing rental prices, but apartment/condo rentals in seattle and the surrounding area are pricey as well. 1000 will get you an ok apartment in one of the suburbs, if you're looking to live actually downtown look to pay at least 1300-1500 for a decent 1 bedroom where you won't feel like you're going to get robbed.





    some more affordable places IN the city are probably fremont, wallingford, magnolia, and ballard. if you're looking to get the whole seattle/washington feel, yet not pay the price of living IN the city you should check out some of the surrounding suburbs. in north seattle there's places like shoreline, mountlake terrace, and edmonds. on the ';eastside'; which is considered the area in which you take the bridge over to the eastside lake washington there are bothell and kirkland which are probably the more affordable of the suburbs on that side.

    I'm considering buying some rental properties. I'm familiar with the California and Texas housing markets. I spend enough time in both areas where I could consider managing the properties myself to save the first month's rent plus the reocurring 5-10% of monthly rent. I want to put 20% down into each property to avoid PMI. Woodland, CA near Univ of CA Davis, Merced near Univ of CA Merced, San Diego near Naval Base SD, San Antonio near Fort Sam are some of my target markets. If property value, initial investments and mortgage interest rates being equal, should I purchase a single property in CA or multiple properties (same value) in the TX market?Should I buy a single family home rental in CA or multiple sfh's in TX?     Houses typically make for poor rentals, buy the biggest apartment building (the most units) you can afford in a high population, growing city if you want to make money off rentals.

    You've screwed yourself, my friend. Allowing your ex to stay at a house where you pay the bills, while you live elsewhere is indeed noble. But apparently, your ex is no where near as noble towards you than you are to her. Your best bet would've been to have that as a temporary situation.     How do I get out of a two year home rental lease in WI?

    We are two weeks from fulfilling our first year of the lease. Our landlord has put the home up for sale, which is their right, yet we don't want the bother of being told how the furniture should be arranged, that we can't use the basement for storage, little notice on showings(less than the usual 12-24 hour period), and constant badgering from the landlord when an agent calls her to complain that the house didn't show well bordering on harassment. Also, my two sons have a bedroom which has a door to the attic which is unfinished and we were told that we can't have his bed against that wall which grants access. The only way to configure/accommodate the two beds in that room is to have one bed against that wall blocking access to the attic. This means both beds are essentially on top of one another, and we lose out on the useable space. Why are we being told to make look as though no one lives here for the next year? What are we paying rent for if we cannot have the home to OUR liking, and only the landlord's/realtor's? This has to be infringing on our rights.

    It sounds like the landlord is in violation of the standard lease agreement which does not not allow a landlord to infringe on your right to arrange the furniture etc. to your liking, as long as nothing you do covers a vent or something dangerous.





    Also, to originally have use of the basement (if that is in the lease) and to have that right withdrawn is a clear violation. Read the lease carefully, then give notice you're moving. Do not withhold lease payments, however, because that will put you in violation of the lease. It sounds like the landlord would rather you leave anyway.

    Contract question for Home Rental?

    I manage a rental for my parents just a few months out of the year. I sent a couple a blank contract for them to fill in the dates they wanted, etc and they put in the price. They send me back the contract for me to sign and I am suppose to send them back a copy of the ';executed'; contract.


    I just noticed in the contract they put down a different price then was agreed upon.. by a few hundred dollars. I haven't signed it or sent it back to them.


    My question is, can I make them sign a new contract with the real price? Is the old contract, which I hadn't signed yet.. still ';legal';??

    Your potential tennants just tried to screw you (pardon the phrase). This is an indication of their mindset and how good of a tennant he/she/they will be. Basically, they tried to either get the price lower than the agreed upon price, or tried to get one past you. The good part is, you haven't signed it, nor have you sent it back to them. So, it is NOT a contract yet. You will need to draw up a new contract with the *correct* price and make them sign it and have them have it notarized so they can't later come back to you and say ';oh, i didn't agree to that price!';





    Seriously, this is the mindset of your renter... i'd steer clear and look for new tennants.

    Since you haven't signed anything, there is no contract. However, all real estate deals have to be in writing, so until you have a signed contract with the original price, there is still no contract that you can enforce. Your best bet is to call the prospective renters, discuss the agreed upon terms and send a new contract with the correct rent already filled in.

    Negotiating a home rental's price?

    My family and I are looking for a rental home. I've been looking casually for a few months now while the sale of our home is being finalized. I notice a lot of properties that have dropped their price over this time. So my question is, how much will a rentor drop the price through negotiating? I would assume a lot of these rentors just can't find occupants. As an example, we do not want to spend more than $2000 a month yet see some really nice properties for $2500.     Hmmm, do you have a real estate agent helping you find a rental property? If so, you might want to ask what your local real estate market is like.





    From what I understand the sales market in virtually all of FL is in the commode and circling for a final time. BAD.





    If the rental market is similar, and the property has been on the market for more than 45 - 60 days, you might be able to negotiate a slightly lower amount of rent. I wouldn't expect more than $50/month decrease.





    But, hey, $50 is $600/year. That's not nothing.





    I would imagine the owners will want a 12 month lease, and you may have to pay for the paint and supplies w/color approval from the owners.

    Landlords do not typically negotiate with the rent. It is NOT like buying. You cannot ask for a reduction in rent due to the condition of the house. You pay the asked rent or you find another place.





    Idk about Florida but $750 for a 3 bed rm is really cheap around here. I would not squabble about that.





    You try to negotiate too much and they will not rent to you.
    Chances are the Landlord has a non-negotiable rental price. If you don't pay it, someone else will. If you really want the house, then pay $750/month for it. If it's something you're going to hate because of the problems that you already know about, then don't rent it.





    Be wary of the water damaged ceilings, you may end up being sorry when all your stuff gets wet.





    Also, be aware that when you fix things yourself without the landlord agreeing to pay you back, you lose that money. If it's a month to month lease, they can give you 30 days (or whatever your state law says) notice to vacate the property and again, your money is gone.

    I rented a mobile home for a month and a half and now I am moving closer to work, and I wanted to get my deposit back. The policy is:


    7 month lease, 15 day written notive must be given, and unit left lcean and in good condition to get a full deposit refund. Now, a little history...


    When I moved in it was a rush to get in order since the previous tenant was dead and left over 10 cats and a smoky tinged trailor. The place was not ready on move in and had to wait almost all day. Still the place wasnt ready and had to have things taken out and replaced. Theres nothing needing replacement in this place as everything was done around me living there and there were alot of inconveniences which I do not think I should have had to deal with, they may need the deposit to fix up the place if I leave it a mess and broke down but its immaculate and clean.     You are breaking the terms of your lease by vacating before it expires. You are not entitled to the deposit and the landlord can sue you for the unpaid rent.

    I have a lease agreement that was drafted in NEVADA for a 2 yr lease for a home - The property manager called me and said that my Signature was signed.





    My wife was added to lease her credit was not run and she does not work. We fully made payment on thursday.





    My question is can we void the lease since my Signature is not on lease - my wife Signature is on lease.





    The lease was drafted for 2 signatures mine and wife's.





    We do not want property now were do we stand can we cancel lease and demand our money back ?

    READ the lease. Seek legal advice.


    IF your wife has signed the lease, she is bound. If you didn't sign the lease why did they say your signature was signed? Who signed it? Easier to get out of lease before moving in, but you are likely to lose something here. LL stopped efforts to lease out property and is deserving of compensation from you. LL now has to find another tenant and has spent time and money getting you set up as tenants.

    When you make payment you are in effect signing even if you omitted signing the document, assuming the payment was made from your account. You may be held liable for a couple more months rental.

    Here鈥檚 my situation. I鈥檓 getting ready to buy a house for a great deal in all cash. I may not end up living in it for a year so I might rent it out.





    How do you pay taxes on rental income? Lets say I charge 700 a month I assume I would get to deduct home insurance and property taxes approx 150 a month. Do I have to pay taxes on the full 550 of income left? It seems unfair in a sense that I pay on the full amount. It鈥檚 like I鈥檓 getting punished because I paid in full cash.





    Also How do you report it at the end of the year to the IRS? I image you just keep receipts and turn them in?

    You are not being punished for paying cash. When a person borrows money to buy a rental property, they do not get to deduct the principal portion of their payment. They do get to deduct the interest they pay, but you are ahead of them in the game...you aren't paying interest.





    You deduct the property itself as depreciation. For residential rental property, the depreciation is spread out over a period of 27.5 years. So you do get to deduct the amount you pay for the property, just not all in one year. :)





    You can also deduct any repairs, or other expenses related to having a rental property.





    The rental income and expenses are reported on Schedule E.


    Go to IRS website (irs . gov with no spaces) and type ';rental property'; in the search box. The first top that comes up is Topic 414, and you should find it helpful.

    I know some people that this has happened to, on Section 8, Social Services, or just renting for a year lease like you. The house was sold because the landlord stopped paying the lease, so I guess it was a foreclosure, it sounds like that's what's happening with your landlord if the bank is forcing him to sell.
    In nearly ALL such sales, the lease obligation will transfer to the new owners (unless the seller is a certified idiot). You need to read your lease carefully to determine if it contains a clause which terminates lease obligation at time of sale. Most leases do not include such, but some have been known to include such language.





    Dig out your lease and start analyzing its language.

    I think you are confusing assisted living with section 8. The government assists the renters pay their monthly rent and often pays more than the going rate. You need to contact your county housing department to get your property approved for the program before it will be eligible.

    Living in trailers is against the law in Hawaii. Besides, nothing on any of the islands is more than a day's drive away on roads that would take an RV!





    Camping in tents for less than a week in one spot, living in boats, that's a different matter!
    Never seen any RVs for rent in Hawaii.
    Nope. None on Kauai...or any of the other Hawaiian islands as far as I know. These islands are very small -- have you been here before? There are plenty of good camping spots but an RV would be silly here. Rent or buy a tent (WalMart has good prices), gather or buy some wood, and go camp on the beach. You should get a permit first. If you don't have one and are asked for one, you'll be fined. Camping here is great, but an RV is unnecessary. Kauai's only road goes most of the way around the island and is only about 60 miles from tip to tip.

    I am living in a home that was rebuilt by a bunch of yahoo contractors who didn't know what they were doing. We are fixing stuff all the time, but have recently noticed a crack in the ceiling that is constatly getting bigger. The landlord has been notified and will be getting the same yahoo contractor to come out and finish the job correctly. What are my rights as a tenant if we have to move out?     this happened to me about 8 year ago...and gues what...The ceiling fell in my apartment!





    The landlord tried to tell me that i went up into the crawl space between the ceiling the the roof and jumped up and down...and how rediculous was that because the crawl space entry is in another apt and it isn't called crawl space for no reason---so no jumping.


    the city building inspectors, the fire dept etc all were called to my apartment...this happened at 4am.





    when they got ready to leave...the fire dept said ---you have to leave - it is unsafe and there is asbestos in here --so we won't let you back in!


    WHAT!...all my stuff was in there.....


    eventually they conceded and allowed me 8 hours to get everything in my apt (40 years of living) out.


    the landlord gave me a vacant 1 bdr tor eplace the 2bdr i was in while they fixed it.





    the landlord did not want to pay for any of my damages, my relocation, my rent, etc.


    I threatened and threatened and threatened...finally i got to speak to their insurance company (State Farm) and they di actually reimburse me for everything i lost and incurred.





    your landlord must listen to you (put your demands in writing). he must assist you in relocation etc during this construction...if not...locate their insurance company and go after them.





    I will tell you there is nothing like sheet rock to wake u up at 4am.

    If you have a leasing agreement, you will have to review the agreement to see what is covered. The landlord is responsible for providing the location that you signed up for the period of time signed for. If something happens to that structure during that time period, the landlord is responsible for either (1) returning the portion of money prior paid for that period or (2) providing an alternative place to stay. However, you must check your leasing agreement to see is there are provisions for this.


    If you have renters insurance, it may cover the costs for alternative housing as well. You can also re-negotiate your security deposit in some cases.





    Review your lease and contact your local apartment association organizations.

    Sorry, There is not a good website for rentals. The MLS system has been trying to get brokers to put there rentals in the MLS but that also does not seem to happen.





    You will need to call three or four large property managers and also go see some individuals that manage their own property.

    So that's like $600 for a week and you're 40 minutes from Disney...I would say keep on doing research.





    I've lived in Florida (Orlando and Melbourne) for 20 years.
    well, Lake Wales isn't exactly NEAR Disney in the sense of most other accomodations... it's nice though. Definitely got nature walks and golf.... I'm not up on who designed the course there, but I will tell you if you're going for golf then you have several options in that part of the state.


    I'm not sure what the conversion rate from sterling to US Dollars is, or I'd tell you for sure.

    Accommodation is very hard to get and if you're going for a sea view, let me warn you that a number of people have been badly let down by landlords renting to them out of season (e.g. July) and then throwing them out once the tourist season picks up again. Be sure, therefore, that you don't have a rental which is too ';touristy';. Be prepared to pay a couple of thousand dollars a month. Whatever you do, get yourself a four wheel drive car, as flooding can be very bad, especially at this time of year. You might pick up a bargain from a car hire place at that time of year, but I'm not able to say how much you'd be likely to pay, other than to say that it would be considerably less than ten thousand dollars. Utilities are probably more than you're used to paying, especially telephone connections, and you have to watch for people tapping your wires and stealing from your electricity supply if you live off the beaten track. Be very cautious before signing up for a telephone supply, as C%26amp;W have been known to charge for laying lines which are already in place! In fact, it would not be a good idea for you to live in too remote a place.

    What is the standard on what renters usually pay when they are starting on a new lease agreement? First month, last month, security? or just First month / security? How much is the security deposit usually (same as rent or a portion of?).     It varies. But it's often first month, last month, and security deposit.





    Security deposit is often the same amount of rent.





    There's almost always an application fee--often in the range of $25-$35.

    It is going to vary on a landlord by landlord basis. My state (CA) does not allow me to collect last months rent.

    First of all the people who loose their homes have to go somewhere and they now can't afford to buy and the lenders' first goal is to try to sell the house so they can recover, but they are being forced to tighten their lending requirements so the homes stay empty, this creates less need for employees to service loans putting more pressure on that section of the work force as it relates to their ability to buy.


    Children grow up, get married and leave the nest the banks have tighten the borrowing ability of young people so more new folks are looking for rentals.


    The diffferent state and local governments continue to promulgate laws that make it more difficult and more expensive to create homes and apartments so developers create less homes and apartments, putting more demand pressure on the rental market.


    They are not making more land on where to create homes or apartments, that's a finite commodity but since I last checked production of babies continue unabated increasing the expenses of young couples.


    Since the banks have tighten the lending requirements and there is such a large inventory of foreclosed homes the developers are cutting back on building homes and apartments, cutting back on jobs making it harder for that section of the work force to afford to buy.


    Therefore my opinion is that prices for rental will continue to increase.
    more people will have to rent, so rental costs should go up, but I doubt dramatically.
    My guess is that with that drop, the economy will equally drop, therefore pushing down the monthly cost of rent. If landlords dont do this, they end up with empty rentals because other ';economically wise '; landlords will lower it.

    In my opinion (based on my experience), rental costs will slide downwards slowly. Therefore you should enter into 6 to 12 months rental agreements only. Nothing longer. Depending on how long this sub-prime issue drags on, your long term plan really should be to purchase a small home (or something you can afford) to start with.     You might find something in your local newspaper classifieds, however, these tend to be cheap rentals and owners/parks don't spend the ad costs. That leaves the local Pennysaver and other such weeklies. Or go to local parks and check around in person.





    craigslist might be a website which would have mobile home rental ads since those ads are free. However, realtors don't generally handle mobile home rentals (or sales, for that matter), so that eliminates all realtors' sites.

    Look under apartments in the paper, if they are subsidized it will tell you. That is what you want, HUD sub's apartments. I live in one, it is perfect for one person. Very secure, nice grounds, interior halls are heated in the winter and have AC in the summer a common area with a large TV and microwave, coffee pot etc. Tables and couches. Must have a key or door code to enter. Inner coms in the apts. and panic cords in the bedroom and bath for emergency assistance. Sprinklers for fires and they are well insulated and quiet and all people that are disabled or over 62 and living on SS or SSI. There is no in home care if she needs that you will have to arrange for it. Hope that helps--or look up HUD on your computer and ask for ones in your area. I had to move away from the big city to a smaller town as the wait in the city or close was over a year.

    Alright I used to look at a website that had compiled listings from craigslist, hotpads, olx, move and other local rental agencies in one website. Does anyone know what that website is?     If you rent the home out, you gotta pay tax on the income.

    Florence doesn't have a lot of info on the net. Not sure what to tell you except maybe call a Realtor in the area and ask if they have a list of non-vacation rentals or know where to get one.Average Home rental rates in Florence Oregon or Lincoln City OR?

    It was ten+ years ago, but I stayed at a small place run by a German lady. No idea if it is still there, but it was just great. Nothing really fancy, but I had a great time.





    All you really need is a place to sleep. If you are just in Goa for a week, you will want to go exploring. No need for a place with anything but a bed and a shower. (And a crapper, obviously)
