What Are Some Sites/Newspapers That Offer Home Rentals in Mexico?

I'm looking into staying in Mexico for 1-3 months. I am looking for a house/apartment/condo to rent. I would like to know if anyone knows of any websites or Online Newspapers that would list Classifieds for this. I am not looking for a vacation rental. I do however need a place either in Cancun, Playa del Carmen, Merida, or Puerto Vallarta, Cabo, or Aculpulco areas. Western Mexico is 1st priority but the others would be fine as well. Any info would be greatly appreciated. What Are Some Sites/Newspapers That Offer Home Rentals in Mexico?
for Cabo, check the gringogazette online. They sometimes have rentals in the classified area. What Are Some Sites/Newspapers That Offer Home Rentals in Mexico?
I use the Locogringo web site. It has a lot of different avenues you can use. Hope this helps you and enjoy your time in Mexico. This is a great site for the yucatan coast area.

This is a website for Puerto Vallarta. My brother and his fiancee live there and manage their own little business for people such as yourself who are looking to spend a few months a year there.

I can give you their number if you would like to email me at nbsmith20@hotmai.com

  • Where can I find laws for private home rentals?

I've contacted the city, county and LA Housing Department and 2 other agencies - they say that their laws only cover minimum 2 unit rentals and apartment buildings but not private 1 unit residential rentals. I've wanted to evict my terrible tennants more than once and even the lawyer I went to was going by the housing authority, forcing me to give them a 3 day pay or quit after they hadn't paid for 60 days and i was stuck with them paying and staying on. Where can I find the law for actual landlord renting their home to a 3rd party?? Please help!Where can I find laws for private home rentals?

Which have longer damaging effect on home rentals, cats vs dogs?

In the process of trying to rent a home with 3 dogs (2 full grown, 1 puppy) and running into issues about people welcoming multiple cats into home but dogs cannot be inside. After spending 15+ years working in ICUs I've learned a few things through the years. The residue from a cat (urine, dander, saliva, etc...) stays in a home/apartment for 10 years after the cat is removed. This causes major problems for people with allergies. With dogs you wash the floor, vacuum the carpets and keep the place clean like you found it and there is no long lasting allergy issues.

Why do people allow cats before dogs inside, and the damage issue is a moot point because you are responsible either way (dog or cat).Which have longer damaging effect on home rentals, cats vs dogs?
I think with landlords, it does end up being a damage problem. They see something as small as a cat doing less damage than a larger dog. Yes, granted it is normally the pet owner who is responsible for any damage done, but there are also people out there who shirk on that responsibility. They decide to just up and move without letting the landlord know about how the apartment is being left. It could be that those people have given the landlord trouble in the past, so instead of having to pay so much to do repairs for the next potential renter, they choose to make that rule to keep it from happening again.

As I've always said, it's always the bad ones that ruin it for everyone.Which have longer damaging effect on home rentals, cats vs dogs?
Proper educated care of your animal can solve most of these problems. Brushing your animal often with a safe brush http://www.valuepetsupplies.com/Shop/Control/Product/fp/SFV/32440/vpid/4365413/vpcsid/0/rid/126301

You can also have your animal fix which will usually result in a 90% or more of bad behavior including urinating on furniture. Cats or dogs can usually be deterred from destroying furniture or bad behavior by providing them with alternative (they are bored). Scratching post, chew toys, a large ham bone from the deli. Play time is essential to a good pet.
Cats are smaller, quieter, typically cleaner, and do not pose the threat of causing massive damage if they were to escape and attack someone.

You have to look at this from the people you're trying to rent's point of view. They don't know you, they don't know your dogs. They can be the best most well-behaved animals in the world when you introduce them to people, but it only takes one bout of boredom for a dog to decide that it's going to rip things apart. One bad thunderstorm for a dog to literally destroy a door. Dogs CAN be much more destructive than a cat, and it takes much less for them to decide to cause this damage. Cats can be content with something like a scratching post, a place to sleep, and a litter box. A dog needs attention from you every few hours of the day, and if for whatever reason that attention isn't provided, dogs tend to turn destructive rather quickly.

Again, this person does not know you or your dogs. They just know you have three dogs, a puppy nonetheless. Puppies tend to be very loud at some point when they're growing. When you're training them, or when you leave them alone. That's a potential noise complaint they see, not a small friendly animal.

I have four dogs, it's nearly impossible to find a good relationship with a neighbourhood while owning multiple dogs. My dogs rarely bark, and if they do, they come right inside and they are not left outside without constant supervision. But still we get complaints about how 'vicious' they are, and how they're 'always outside'. People just have a bad image of them to begin with. It's hard to find understanding people when it comes to dogs.

Where can I find excellent cheap home rentals in around San Diego areas in the best areas and how much, help?

I am thinking of moving to California, preferrably San Diego because I hear the weather is great year around there, but I also heard that it is too expensive to live in San Diego. I have never been to California so I don't know any of the areas there but again I have heard all my life that San Diego has the best weather. You see right now I live in Phoenix Arizona where 6 months of the year it is blazing hot and I hate it. I am originally from New York where the weather was terrible but everything was conveniently located and you didn't even need a car to get around. In Arizona you need a car to get around to anywhere. Everything isn't within walking distance and you can't walk in Arizona. It is just too hot. Anyways that is why I was thinking of moving to San Diego. I prefer where all the shopping and stores are within walking distance. Is it possible to live without a car in San Diego or any other part around San Diego or is a car absolutely necessary in San Diego. You see I don't drive. I hate driving. How is the public transportation in San Diego? Now if San Diego is expensive, what other areas in or around San Diego is cheaper but have the same weather as San Diego. I love states where it is mostly sunny all the time but not in Arizona where the Sun is too hot. Which areas of San Diego are the best and safest areas with the cheapest rents and how much would that be and for how many bedrooms. Also I prefer spacious houses and also I prefer newer build homes or apartments. I hate houses or homes with stairs because in Arizona most of the houses are one level. Are there areas in San Diego where lets say the supermarkets and shops are within walking distance to one's home? Which areas would that be? I am not so much into being close to the oceans as in Arizona there are no oceans and I don't mind, but it is very important that the areas in San Diego be crime free safe and loaded with shops close by. Another bad thing about Arizona is that everything closes by 9 pm. That is too early. Are there areas in San Diego where the shops stay open longer. That is what I love about Vegas but Vegas is hot in the summer too. Let me know all the details. ThanksWhere can I find excellent cheap home rentals in around San Diego areas in the best areas and how much, help?
University Heights. West of Park, North of Madison are prime.

    Pros:

--Inexpensive. A 2br is only about $1100. A house would be $1600-1700 to start. UH is probably the best bargain for what you get in San Diego.

-----Note: There are quite a few places that rent for under $1000 here. My experience is that in San Diego $1000 is a magic number. If you are looking at a place for $995, just skip it because its probably in a not so great part of town. But anything over $1000, even $1050 is usually in a much nicer part of town. I guess its that way because the bargain hunters just enter ';under $1000'; when they search for apts.

--Safe. Very low crime rates. Great sense of community. Homes sell for about $800,000.

--Walkable. Its like a little village. Restaurants, grocery store, library all nearby.

--Easy access. If you do drive, the freeway is pretty close.

--Very close to beautiful Balboa Park and the San Diego Zoo.

    --Plenty of first floor apartments.

    Cons (for you):

--Just about all apartments are older. Mostly 70's-80's design. Don't let this be a dealbreaker. This is the oldest neighborhood in San Diego. Many of the houses are beautiful and historic.

Pacific Beach isn't bad but the rent is very high for San Diego and there are huge problems with traffic, noise, homeless, etc.

You can walk a bit there but if you need to drive, its like being on an island with only one way out. Forget about it in the summer.

University Heights is the perfect mix, I think. It's got everything one needs but its easy to go someplace else to get it. Its also great for bike riding.

I've used the SDPD crime statistics to develop a report card of crime on each neighborhood in SD. I've weighted the violent crime since that is usually more severe than property crime.

I know that the closer to the beach, the more expensive it will be, so i know you wanna look in SD but try Temecula, good weather and very cheap, new homes right now.
';cheap'; and ';best'; never go together when talking about real estate. I really can't think of anywhere in San Diego that matches your requirements (and I've lived here more than 30 years).
You are asking a lot. A room in the cheapest part of town that isn't the pitts will be about $500 plus your share of the utilities. Public transportation isn't that great but is do able. You could always craiglist the words ';near trolley'; when looking for a place.
Here are the crime stats for most of the communities that makeup San Diego.

    http://www.sandiego.gov/police/pdf/20090鈥?/a>

The ones with the higher crime rates will be where you will find cheap home rentals as a general rule. There's a reason the rents are cheap.

San Diego has a defined downtown area with stores and restaurants, Petco Park and City/Federal offices. The suburbs mainly have shopping centers with limited restaurants, hair %26amp; nail places and an anchor like Vons.

The best place to live if you can afford it is Pacific Beach. PB has that walkability aura to it. Lots of small shops, restaurants, clothing stores and markets. The cost of a two bedroom apartment will run around $1600 per month +/- $200. Check zip code 92109 for more details and housing rental costs at yahoo's real estate site.

In the 92117 zip code you will find a lot of decent duplex rentals near the Clairemont Square shopping center.

Do you need a car? Yes and No. If you like riding buses for several hours to get from one side of town to the other, then you don't need a car.

San Diego is Soooo spreadout. Since you are currently in Phoenix think of San Diego as being the area from Scottsdale to Buckeye and Chandler to Surprise. That should give you a good visual.

You like spacious houses like Phoenix? Well you better have a wad of money for that in San Diego. A four year old 2,200 sf house in Arizona is about $850-$1200 per month. In San Diego be prepared to pay $3,000-5,000 depending on location.

In the family suburbs it's usually lights out for businesses at 9pm. In the more active areas, like Pacific Beach and the Gaslamp, bars and restaurants will be open later.

    TOM'S RULE:

Close to the ocean costs more.

Close to the ocean and safe costs much more.

Away from the ocean with stores close by costs less.

Away from the ocean with no stores close by costs much less
so far i've found real good deals in la mesa and santee....i didn't do that much shopping around before hand though....i currently live in santee and i pay 950 a month for a 3 bedroom 2 bath....
Yeah, I live in a place like that.

Decent place to rent 2200 a month (decent not great)

Nice place 3000 plus a month

    Its called pacific beach.

I have a nice place but its costing me 4800 a month.

Has anyone had issues with blockbuster home rentals? I just started and they have meesed up 5 of 6 movies.?

I am with Netflix. Netfix is much faster as far as getting your movies. But I haven't used Blockbuster. They are just trying to keep up with Netflix. I heard soon that you will be able to take the movies in that you rented online back to the store and you will get free movies to replace those while you wait for your new ones to come it. They will send your old movies back for you.So if your plan was 3 movies at a time, when you are finished watching them, then you can take them to your nearest blockbuster and rent 3 movies for free while your other movies come in. And this is all the time, not just once a month. This is what one of the workers there told me. so really I would stay with it. I don't know when it will start, but he was talking like it would be soon. You can't say no to free movies.Has anyone had issues with blockbuster home rentals? I just started and they have meesed up 5 of 6 movies.?
one word for you.. Netflix... i love it..Has anyone had issues with blockbuster home rentals? I just started and they have meesed up 5 of 6 movies.?
blockbuster is wack use that other online rental site.
overall it has been pretty good to me. I have had it for about 8 months now. Once they supposedly sent a movie and it said I returned it the same day which it took an extra day to get another movie however another time they did the same thing however I still got the movie which said I didnt have it so sent me another one. Too bad it was a bad movie and I didnt want to keep it.

Vacation home rentals in Virginia (North)?

We are new to this part of USA. Can somebody recommend a good vacation rental (or a place) for 2/3 families in Northern Virgina for a week in early December?

We are trying to spend around $1000-$1500 for a weekly rental. and should be around 3-4 hours drive from Delaware. Also should have some activities nearby in Winter like sking, sight seeing etc.Vacation home rentals in Virginia (North)?
If you want 3-4 hours from Delaware, you are talking about Northern Virginia. This area is rich in history, and you are close to D.C. and it's museums, all of which are free. An hour's drive west from Northern Virginia, and you are talking about Skyline Drive. It's hard to know what you'd prefer....and everything I found in the Va. mountains that would be large enough is over $2000 a week. I would stick with the D.C. area....there's a lot to do for both children and adults. Here's the link for the Northern Virginia craigslist, which lists everything available for rent. I haven't found any. Most of the rental homes are owned by individual owners who don't have advertising money.

So the best place to look would be your local paper. Or just drive the areas that you know you like.

You may even try homes that are for sale. The real estate agent might be able to get with the owners and work out a rental deal if they can't sell.Any good home rentals website?

Are you looking for a place that costs under $1800 per night or per week? I can definitely help with the former. I work for HomeAway.com (http://www.homeaway.com ), and we have 3 listings that can accommodate your group. You'll have some difficulty finding any in the latter range.

For a general list of properties that can house 13 or more people, go to http://tinyurl.com/2y6r5e .

This property (http://www.homeaway.com/vacation-rental/鈥?/a> ) may hold some promise for you if you're looking for a lower weekly rate. It's a 4-bedroom, 2-bathroom house that can sleep up to 16 people. According to their description, their rates are generally $2200 for 6 nights/7 days. For a single night, they charge $700. Keep in mind that there are probably additional fees to consider (and prices may vary), so contact the owner directly for a full quote.

I've included some other vacation rentals websites, if you're unable to find what you're looking for on HomeAway.com.

What's the best way to find ohio riverfront vacation home rentals?

Well since you are posting on the Cleveland forum, I should let you know that along the Cuyahoga River there aren't really any home rental communities available. The Cuyahoga River Valley has a lot of great recreational opportunities for visitors with the Cuyahoga Valley National Park, Cleveland Metroparks, and Ohio and Erie Canalway, but not so much in terms of cottage rentals. In Northeast Ohio there are a lot of lakefront vacation communities.

To the west of Cleveland is Ohio's premier house rental and summer vacation region. It revolves around Cedar Point Amusement Park and the Lake Erie Islands. So look up places like Sandusky, Marblehead, Kelly's Island, Put-in-Bay, Bass Island, and Catawba. I'm sure you will find a lot of visitor information and home rental information.

I'm not too familar with east of Cleveland along the lakefront, but I think Geneva-on-the-Lake is a pretty popular spot for home rentals near the waterfront.

If you are still looking for ';riverfront'; home rentals than post on the Cincinnati forum or look to southern Ohio. I'm sure along the Ohio River there are a lot of places near Cincinnati and Marrieta.

Central Ohio and near Columbus there is an area called Hocking Hills that probably has a lot of home rentals, but I'm not familar with it.What's the best way to find ohio riverfront vacation home rentals?

  • Netflix vs Blockbuster's Version of at home rentals?

Which one is better, cheaper, faster or what are their similarities and differences. Netflix vs Blockbuster's Version of at home rentals?
Netflix cause they have more dvd renting plans and that's the only service they offer, blockbuster has dvd stores too, so they're not as good :)Netflix vs Blockbuster's Version of at home rentals?
We use Blockbuster and like it because we can exchange our movies in at the store. I think it's a bit higher priced than Netflix, but you always have a movie, and once the store has it, your account is credited and they send another movie out. The turn around time is very fast.

I am looking at Netflix because my husband is deployed for 2 weeks at a time, and with that, he could watch a movie on his laptop.

As far as availability, I don't usually have too much trouble because I can get a new release when I exchange my movie. However, I am trying to watch the Alias series and am locked up at season 3. It's a very long wait for them to mail it, and it's not at the store. So, I wonder if Netflix would have it available either online or have it sent.
Blockbusters, they normally have more dvd's in aswell :)
I say get off your lazy *** and just go to the video store.

I have a tenant with a signed lease who has not moved in, can I break lease before she moves in? Home rental?

probably not legally or ethically, but you could tell them that you checked your water bill for the final cost and it was huge. You found out that there was a plumbing leak and that their will be a lot of repairs and the wait time could be a while due to the parts and labor. Tell them that when you get an estimated time for them you will let them know. Then in about 2 days tell them it is undeterminable and they may want to start looking for something else and that you will give them all their money back and you are sorry for the trouble. You could tell them that the plumbing and foundation people told you that there is electical and structural damage and you aren't sure when you will be able to get it fixed. Hope this helps.Good luck:-)I have a tenant with a signed lease who has not moved in, can I break lease before she moves in? Home rental?
From my understanding, Once the lease is signed it is a contract. If she violates any of the terms of the lease then you could break the lease but technically you would be in the wrong. You stated she is very demanding...perhaps there are certain items you can firmly tell her is not acceptable and she will choose to break the lease herself. How much time has passed since the signing of the lease and the moving in part? Also did she pay a security deposit yet? All these can be a factor if you try to break the lease. Good LuckI have a tenant with a signed lease who has not moved in, can I break lease before she moves in? Home rental?
As long as she pays rent, she's meeting the terms of the lease. If she stops paying rent be sure to send her a written notice of eviction just as you would if she were actually living there. Surely you have a copy of state laws re landlord/tenant agreements?

Why don't you give her a call? Ask her if she still plans to move in; if not ask her if she would be willing for the two of you to sign a stmt revoking the lease agreement.
No, once the lease is signed, you can't break it without a lot of problems, fees, and penalties.
No you have to honor that lease and can not break it with out a long legal battle even if they do something wrong.
You have a signed contract that you must honor or they could tell you ';see ya'; in a court of law.
No unless it say she can on the lease

How much commission do realtors get on home rentals?

In azHow much commission do realtors get on home rentals?
In Texas they get between 30% and 50% of a month's rent normally. Most at 30%. I have seen as low as 20% and as high as 150% of a months rent. 10% to 25% of a months rent is normal on short term three month leases. How much commission do realtors get on home rentals?
    Varies with location.

As an example, in the St Louis area listing agents will get ~1 months rent on a 12 month lease, or ~7% of total rent on a longer lease. The renting/selling agent, if there is one, will get anywhere from 20-50% of the listing side typically - usually around 25%.
In my area, if I use a realtor only to find a tenant, the cost is one months rent.

Property management costs 10% of the rent.
As you can see from your answers, it really depends on what state your in. Here in Oregon, we typically get 10% of incoming rent.

The 20 year old man suffered a loss in color vision to his left eye, headaches 2-3 times week, memory loss, and incurred medical bills in the process. Please keep in mind that under colorado state law the property owner can not delegate there duties to maintain a safe environment for tenants to a contractor. They will still be held responsible for the actions of there employees (ie) contractor. Please decide if the owner should be held responsible for the injuries to the 20 year old? Should the contractor share that liability? how much compensation should the 20 year old get for his color vision, future medical care, loss of enjoyment, and loss of potential earning capacity?

Does Landlord/ tenant act apply to moblie home rentals?

In Arizona are there separate laws when renting a mobile home from a landlord and the landlord/owner is not the manager of the moblie home park?Does Landlord/ tenant act apply to moblie home rentals?
YES! Many states have special laws governing renting of mobile homes in parks.

Although you state the landlord/owner is not the manager, if the mobile home in still in a park, these rules still apply. (it is unclear from the question if you are in a park or not, just that you are not renting from the manager)

Here is a link to Arizona's Mobile Home Landlord Tenant Laws from the Secretary of State http://www.azsos.gov/public_services/Pub鈥?/a>Does Landlord/ tenant act apply to moblie home rentals?
If you have a rental mobile home why not get a mobile home for yourself, or a rental HOUSE not a computer. The computer you're using could be a down payment.
You have to be approved by the park managers too, you will actually be renting from two landlords, the park and the MH owner. There are no other differances.
    what is the specific question?
    idk maybe

I find it odd that you say it's ';Her father'; rather than ';your husband';.....are you not marrying the child's father b/c he won't marry you or so you can scam the government out of more money if you are single vs married?

If you don't have enough money on two incomes, then something is wrong with how you manage your money.

You don't need assistance, you need a budget counselor.

So how can I get financial assistance in home rental or purchase when they say I make to much and I dont?
Here's the thing, first of all you just said it yourself, you're married. They don't give assistance to people who are married, because they consider that as two incomes. That's basically you're only wall. I know someone who has kids and her boyfriend and her have been living together for 10 years and she could get financial aid for college, food everything because she was considered single because her boyfriend and her weren't married.
i see you claim to have 5 dogs 3 cats and 2 horses, yet you are asking for a handout for rent? OMG! i dont think so.

assistance is for very poor people , if you make above the poverty line society expects you to take care of yourself , i would say get a second or third job , it is easier than begging for a handout when noone thinks you deserve one
The one I am most familiar with is Section 8. It's quite a bit of paperwork and there is most likely a waiting list, but if you get approved, it does help. You might try going to www.huduser.org to find information on income limits.
dan's right financial assistance is for people who really need the money, if they say you earn too much to qualify then you do, every one wants something for nothing but somtimes you have to pay yourself

Would you stay at this California Vacation Home rental? Improvement suggestions?

Hi(:%26gt;) Help! %26amp; be Honest here...Any suggestions for improvement on this ad or the features offered? Would you stay here? what strikes you as positive vs negative about it or this home?

Im sure the economy scare thats been going on has alot to do with it but still if there IS anything i could improve upon on my side i'd sure appreciate knowing(:%26gt;) I Cannot emphasize enough: Any suggestions would be appreciated!!! THANKS!

p.s. Everybody that has stayed here has just totally fallen in LOVE with the house so i really think the weakness is more in my writing skills(lol). But inputs still appreciated(=D)!Would you stay at this California Vacation Home rental? Improvement suggestions?
Hi -- your ad's fine, although I find the place too frilly for my taste. I am sure a lot of people would like it fine.

The recession is very real. Business is down everywhere. People have been stranded as FOUR airlines have gone Chapter 11 in the last two weeks! The statistics are showing that Americans are taking local vacations this year to save on gas and lodgings. I just read a few moments ago that oil prices momentarily hit yet another record high overnight before dropping back a little.

So it's real, and not just a scare, I am afraid.

And the dollar is in the tank.

Here's my advice: advertise to other countries, where the dollar is now cheap. People are coming over here from the UK, Europe, and Asia. The economy in Brazil is flying high. They will have enough money to do this, while Americans cannot this year and maybe for a couple of years. Put your ad on craigslist in London or somewhere in Ireland and see what develops.

Good luck, I think your ad is perfect.Would you stay at this California Vacation Home rental? Improvement suggestions?
Join the party , here in SW Florida it's the same, rentals are slow unless you price them really low, Winter months are even slow. It's the times hang in there and try to find other sites to put it on for more exposure, also check out other rentals in the area for price comps and ideas.
Add pictures of the outside of the house as well as a few more pictures of other rooms. I can not really get a feel for what the house is like with just the pictures you have provided.
The writing is fine, it's the economy that sucks. I read an article that explains how people aren't going on vacation, aren't eating out, etc.

    Good luck.
Take the word ';airport'; out of the title. Also, keep in mind that the people you are trying to attract are not people who are looking for a new apartment; so take out the info pertaining to the proximity to freeways. Perhaps consider choosing a less colorful main picture, to attract the more masculine type, who otherwise may be repulsed from too many colors. I live near Long Beach myself, and it seems like you're offering a great deal. Emphasize vacation type things like beaches and the restaurants, rather than airports and freeways and im sure you'll see some results. Hope this helps. Take care.
First of all, the link doesn't work. So, I went to the site and searched for 33316 which then did come up. You wanted honesty, so here goes: take the cutesy musical note border off the pictures, for starters. It blocks part of the photo. Next, one picture of the kitchen is sufficient and since it's a vacation rental I don't care that the sideboards (? does this mean countertops?) are ';original stainless steal';.. which by the way is misspelled. Add photos of all the bedrooms, living areas, and outside so I can get a real feel for the place. Everything in the house is rather outdated but since you bill it as the Enchanted Peachwood Cottage I suppose it fits its name. Would I stay there? Probably not. If I am going to pay $180/night I prefer to have maid service at a hotel, but I know many other people would rather have a house with the extra space. Best of luck to you, I hope you get many inquiries!

Help needed getting out of a bad home rental deal and get into a purchased home or a lease/option deal.?

A friend of mine is currently in a home rental deal and looking for a creative way to get out of it. Getting out of the lease means forfeiting a $2500 deposit plus $1000. The living situation in this area is getting increasingly worse and the owner is unwilling to be reasonable on their pet policy. My friend recently was given a dog and the owner wants $250/month on top of the rent for pet fees plus an additional $500 pet deposit(but was not willing to amend the contract to reflect this, sounds shady).

Is there any way thay they could purchase a house and work out terms to take into account the $3500 they would forfeit by breaking the lease. What kind of terms can be negotiated through a realtor or any perspective seller? They have good credit and have been gearing up to get a house after their lease was up, but that is not for another 6 months.

Thanks in advance for any creative(and legal) ideas you might be able to provide.Help needed getting out of a bad home rental deal and get into a purchased home or a lease/option deal.?
My advice is to check the pet policy before taking on the dog.

How about asking the landlord about the plan to buy a house and how much notice they would require to get out of the rental without penalty? It is unlikely there are any terms in the lease that would void it if your friend purchases a home, it just doesn't work that way.Help needed getting out of a bad home rental deal and get into a purchased home or a lease/option deal.?
Your friend signed a lease and is responsible to fulfill it. If your friend is that deperate to get out, then he should break the lease or ask the owner if he can sublet.

Did your friend's lease state that it allowed pets? It sounds like the owner doesn't want pets in the rental. It's not unusual for an owner to not want pets in their rental. A tenant cannot force the owner to take pets and the owner can charge whatever they want for pet fees. Check your state law and your friend's rental agreement for are limits on pets fees or a requirement for pets fees/deposits are to be ';reasonable';.

I've never heard of a seller specifically covering a buyer's lease break fees, but I suppose there is no harm in asking. A desperate seller may be willing to offer a credit in exchange for a quick closing.

I just moved into a new home/rental and the bathroom is a good size but old tile floor it's the tiny tiles and?

there like 1/1 inch. various colors of light butter yellow off white and a light gold, the tube and sink and large wall tiles are very light yellow (butter yellow) the house was built in 1948. what can I use to try and restore and get the floor clean and bright again? I have seen ad's for RESTORE 4 for tiles and grout has any one tried this and are there any other products I might be able to buy at Lowe's or Walmart? also the walls need painting what color would bring out the light yellow?

I just moved into a new home/rental and the bathroom is a good size but old tile floor it's the tiny tiles and?
Never paint anything in a rental without first getting the landlord's permission in writing. That is if you ever want your deposit back or even to stay in his good graces. There are many fabulous products to rejuvinate old tiles-just go to your local home center and get the best you can afford- make sure you seal the tile when you are done and it should last a good 5 years versus 5 months. I just moved into a new home/rental and the bathroom is a good size but old tile floor it's the tiny tiles and?
If you just want to clean them I would use bleach. I had the same tiles in my 1947 house and I bought the sticky tiles and layed them right over it. Looks great! and cost about $21.00
Paint the floor tiles white and the walls blue half way down.

  • Moving to seattle washington, what are home rental like? jobs? home ownership prices?

leaving las vegas nv,%26amp; a job, around feb/march 09, been here over 20 years, sick of the desert, kids are grown, but in this bad economy are there jobs over there?, am in management, %26amp; customer service, my husband in contruction, his ex-boss told him to come out, I dont even care if I get a job at walmart just want to live a beautiful state like washington, how are the prices there, cost of living? job wages for good workers?, rental prices, home value, websites to find home, job,? THANKSMoving to seattle washington, what are home rental like? jobs? home ownership prices?
jobs right now are tight, but this is coming from a recent college grad who doesn't have much experience. you and your husband sound like you've been in the working world for a while, so you have plently of experience under your belts. there are a lotttttt of big corporations that are headquartered in the area and if you would be satisfied with a job at walmart or something retail, you will probably be ok. finding a higher paying job, of course, is harder to do. i'm not sure what kind of construction your husband is in to, but from what i've heard on the local news here, housing construction is down because of the market and economy a lot of companies that support construction, like window and wood companies that are headquartered locally have actually done major layoffs recently because of the construction slow down.

the cost of living in the seattle area is high which is why we also have the highest minimum wage in the country. i grew up an hour or so away from seattle and the average price of an old 3 bedroom 2 bath house is 250,000+ and for a newer construction it would be nearing the 400,000 mark. living IN the city, expect to pay even more. so its always very mind boggling to me to think that if i lived in the midwest or something i could get a brand new 3 bed, 2 bath house for maybe 150,000 haha and that what you pay for a ';normal'; house here could get you a mansion elsewhere. i'm not too sure about housing rental prices, but apartment/condo rentals in seattle and the surrounding area are pricey as well. 1000 will get you an ok apartment in one of the suburbs, if you're looking to live actually downtown look to pay at least 1300-1500 for a decent 1 bedroom where you won't feel like you're going to get robbed.

some more affordable places IN the city are probably fremont, wallingford, magnolia, and ballard. if you're looking to get the whole seattle/washington feel, yet not pay the price of living IN the city you should check out some of the surrounding suburbs. in north seattle there's places like shoreline, mountlake terrace, and edmonds. on the ';eastside'; which is considered the area in which you take the bridge over to the eastside lake washington there are bothell and kirkland which are probably the more affordable of the suburbs on that side.

Should I buy a single family home rental in CA or multiple sfh's in TX? Value and initial investments being =?

I'm considering buying some rental properties. I'm familiar with the California and Texas housing markets. I spend enough time in both areas where I could consider managing the properties myself to save the first month's rent plus the reocurring 5-10% of monthly rent. I want to put 20% down into each property to avoid PMI. Woodland, CA near Univ of CA Davis, Merced near Univ of CA Merced, San Diego near Naval Base SD, San Antonio near Fort Sam are some of my target markets. If property value, initial investments and mortgage interest rates being equal, should I purchase a single property in CA or multiple properties (same value) in the TX market?Should I buy a single family home rental in CA or multiple sfh's in TX? Houses typically make for poor rentals, buy the biggest apartment building (the most units) you can afford in a high population, growing city if you want to make money off rentals.

How do I go about this home rental dilemma?

I recently divorced. Luckily the house was awarded to me and not to my wife. My ex and I are still friends and being the nice guy that I am I allowed my ex to stay in the house while I move into a 1 bdrm apartment. Its really not a big deal because my daughter is with my ex and I would rather her live in a home because I know my ex cannot afford a home on her own.

I have since found out that her new boyfriend moved in. Its been close to 6 months now that he has lived in the house rent free. What I would like to know is do I have any Iegal right to charge him back rent for living in my home? How do I go about doing this the right way?How do I go about this home rental dilemma?
tell her he pays rent or u want to move back in the house and they can go and get an house together, you and your ex are friends because she has landed on her feet, soft touch. How do I go about this home rental dilemma?
You need to ask your ex for rent starting today (no back pay - especially if you didn't ask for it when it started from day one of knowing). It has nothing to do with him, don't involve him. If you don't like the arrangements and cannot come up with a rental agreement with your ex - then you must evict her. Good luck.
You have no contract with him, so there's no way to get back rent. You probably don't have one with your ex, either, so likely there's no way to get him out.
Seems you learned nothing, until now.
You've screwed yourself, my friend. Allowing your ex to stay at a house where you pay the bills, while you live elsewhere is indeed noble. But apparently, your ex is no where near as noble towards you than you are to her. Your best bet would've been to have that as a temporary situation. Your ex should now be making her own way and not living off your support. If she has not/can not, you should have your daughter and the house. If you do not want that, your situation is as it stands.

Your intentions were in the right place but you intelligence was a bit misplaced. Hope everything works out..

How do I get out of a two year home rental lease in WI?

We are two weeks from fulfilling our first year of the lease. Our landlord has put the home up for sale, which is their right, yet we don't want the bother of being told how the furniture should be arranged, that we can't use the basement for storage, little notice on showings(less than the usual 12-24 hour period), and constant badgering from the landlord when an agent calls her to complain that the house didn't show well bordering on harassment. Also, my two sons have a bedroom which has a door to the attic which is unfinished and we were told that we can't have his bed against that wall which grants access. The only way to configure/accommodate the two beds in that room is to have one bed against that wall blocking access to the attic. This means both beds are essentially on top of one another, and we lose out on the useable space. Why are we being told to make look as though no one lives here for the next year? What are we paying rent for if we cannot have the home to OUR liking, and only the landlord's/realtor's? This has to be infringing on our rights.

It sounds like the landlord is in violation of the standard lease agreement which does not not allow a landlord to infringe on your right to arrange the furniture etc. to your liking, as long as nothing you do covers a vent or something dangerous.

Also, to originally have use of the basement (if that is in the lease) and to have that right withdrawn is a clear violation. Read the lease carefully, then give notice you're moving. Do not withhold lease payments, however, because that will put you in violation of the lease. It sounds like the landlord would rather you leave anyway.

    Contract question for Home Rental?

I manage a rental for my parents just a few months out of the year. I sent a couple a blank contract for them to fill in the dates they wanted, etc and they put in the price. They send me back the contract for me to sign and I am suppose to send them back a copy of the ';executed'; contract.

I just noticed in the contract they put down a different price then was agreed upon.. by a few hundred dollars. I haven't signed it or sent it back to them.

My question is, can I make them sign a new contract with the real price? Is the old contract, which I hadn't signed yet.. still ';legal';??

I know I should have put the price but since I hadn't signed it, not sure if I can do anything?Contract question for Home Rental?
    Your potential tennants just tried to screw you (pardon the phrase). This is an indication of their mindset and how good of a tennant he/she/they will be. Basically, they tried to either get the price lower than the agreed upon price, or tried to get one past you. The good part is, you haven't signed it, nor have you sent it back to them. So, it is NOT a contract yet. You will need to draw up a new contract with the *correct* price and make them sign it and have them have it notarized so they can't later come back to you and say ';oh, i didn't agree to that price!';

Seriously, this is the mindset of your renter... i'd steer clear and look for new tennants.

Just my opinion of course.Contract question for Home Rental?
Since you haven't signed anything, there is no contract. However, all real estate deals have to be in writing, so until you have a signed contract with the original price, there is still no contract that you can enforce. Your best bet is to call the prospective renters, discuss the agreed upon terms and send a new contract with the correct rent already filled in.

    Negotiating a home rental's price?

My family and I are looking for a rental home. I've been looking casually for a few months now while the sale of our home is being finalized. I notice a lot of properties that have dropped their price over this time. So my question is, how much will a rentor drop the price through negotiating? I would assume a lot of these rentors just can't find occupants. As an example, we do not want to spend more than $2000 a month yet see some really nice properties for $2500. Thanks all!Negotiating a home rental's price?
Usually a landlord will drop the price by $100.00 the most, but it doesn't hurt to ask.

    Are home rental prices negotiable?

Help!! Im going to rent a house with a huge backyard and front yard thats fenced in for $750 the outside of the house is in good condition. It is one of those 1960 flat roof style. 1048sq ft. in Florida. 3B 2Bth but the interior needs work done and thats why I assume the low price. It has some water damaged ceiling cracks that I can get fixed my self. And paint the outside and the interior. But other than that it's all good. So what should I do since im in a recession myself! How can I negotiate may be a lower price any ideas on prices that I should ask or is $750 about low enough. ThanksAre home rental prices negotiable?
Hmmm, do you have a real estate agent helping you find a rental property? If so, you might want to ask what your local real estate market is like.

From what I understand the sales market in virtually all of FL is in the commode and circling for a final time. BAD.

If the rental market is similar, and the property has been on the market for more than 45 - 60 days, you might be able to negotiate a slightly lower amount of rent. I wouldn't expect more than $50/month decrease.

But, hey, $50 is $600/year. That's not nothing.

I would imagine the owners will want a 12 month lease, and you may have to pay for the paint and supplies w/color approval from the owners.

Good luck. Are home rental prices negotiable?
Landlords do not typically negotiate with the rent. It is NOT like buying. You cannot ask for a reduction in rent due to the condition of the house. You pay the asked rent or you find another place.

Idk about Florida but $750 for a 3 bed rm is really cheap around here. I would not squabble about that.

You try to negotiate too much and they will not rent to you.
Chances are the Landlord has a non-negotiable rental price. If you don't pay it, someone else will. If you really want the house, then pay $750/month for it. If it's something you're going to hate because of the problems that you already know about, then don't rent it.

Be wary of the water damaged ceilings, you may end up being sorry when all your stuff gets wet.

Also, be aware that when you fix things yourself without the landlord agreeing to pay you back, you lose that money. If it's a month to month lease, they can give you 30 days (or whatever your state law says) notice to vacate the property and again, your money is gone.

    Mobile Home Rental Deposit Refund?

I rented a mobile home for a month and a half and now I am moving closer to work, and I wanted to get my deposit back. The policy is:

7 month lease, 15 day written notive must be given, and unit left lcean and in good condition to get a full deposit refund. Now, a little history...

When I moved in it was a rush to get in order since the previous tenant was dead and left over 10 cats and a smoky tinged trailor. The place was not ready on move in and had to wait almost all day. Still the place wasnt ready and had to have things taken out and replaced. Theres nothing needing replacement in this place as everything was done around me living there and there were alot of inconveniences which I do not think I should have had to deal with, they may need the deposit to fix up the place if I leave it a mess and broke down but its immaculate and clean. Should I be entitled to my money back of 300 dollars?Mobile Home Rental Deposit Refund?
You are breaking the terms of your lease by vacating before it expires. You are not entitled to the deposit and the landlord can sue you for the unpaid rent.

IF your wife has signed the lease, she is bound. If you didn't sign the lease why did they say your signature was signed? Who signed it? When you make payment you are in effect signing even if you omitted signing the document, assuming the payment was made from your account. You may be held liable for a couple more months rental.

If the payment was from your wife's account or in cash, then she would have to show cause why the contract should not be enforced against her. • Home Rental Tax Question?

Here鈥檚 my situation. I鈥檓 getting ready to buy a house for a great deal in all cash. I may not end up living in it for a year so I might rent it out.

How do you pay taxes on rental income? Lets say I charge 700 a month I assume I would get to deduct home insurance and property taxes approx 150 a month. Do I have to pay taxes on the full 550 of income left? It seems unfair in a sense that I pay on the full amount. It鈥檚 like I鈥檓 getting punished because I paid in full cash.

Also How do you report it at the end of the year to the IRS? I image you just keep receipts and turn them in?

    ThanksHome Rental Tax Question?
You are not being punished for paying cash. When a person borrows money to buy a rental property, they do not get to deduct the principal portion of their payment. They do get to deduct the interest they pay, but you are ahead of them in the game...you aren't paying interest.

You deduct the property itself as depreciation. For residential rental property, the depreciation is spread out over a period of 27.5 years. So you do get to deduct the amount you pay for the property, just not all in one year. :)

You can also deduct any repairs, or other expenses related to having a rental property.

The rental income and expenses are reported on Schedule E.

Go to IRS website (irs . gov with no spaces) and type ';rental property'; in the search box. The first top that comes up is Topic 414, and you should find it helpful.

Where can I find good deals on vacation home rentals in lake tahoe area?

You may want to start with Vacation Rental By Owner website - vrbo.com. If that is not giving you the options you want - try going to a site like realtor.com and searching for rentals. While you may not find a short term rental - you will probably identify a few realtor who deal in rentals in the Tahoe area and then you can call them direct to see what they might have available. If they can't help you they likely can refer you to someone who can.

Are we entitled to any down deposit back or any legal recourse if the house sells before the end of our agreement? Is a Home Rental Agreement still binding if the owners sell the property?
yes it is still binding. the lease is attached to real estate and sells with it. the new buyer will be landlord and will have to honor lease.

at the closing the security deposit will have to be given to buyer as well as any pro rated rent for the portion of month seller no longer owns home.

if you want out and seller wants you out, then approach them about terminating lease early. if this is not investment property, most buyers will not want to buy a home like this if they have wait for your lease to expire. Is a Home Rental Agreement still binding if the owners sell the property?
I know some people that this has happened to, on Section 8, Social Services, or just renting for a year lease like you. They had to move Before the house was sold %26amp; the new owners take occupancy of the house, the new owners WEREN'T obligated to rent the house out to them or anyone else. The house was sold because the landlord stopped paying the lease, so I guess it was a foreclosure, it sounds like that's what's happening with your landlord if the bank is forcing him to sell.
In nearly ALL such sales, the lease obligation will transfer to the new owners (unless the seller is a certified idiot). You need to read your lease carefully to determine if it contains a clause which terminates lease obligation at time of sale. Most leases do not include such, but some have been known to include such language.

Dig out your lease and start analyzing its language.

What is Assisted Living Home Rentals?

I have a home for rent and thought (Housing) but their payments are too low.

Was told can get (3-people) in a (3-bedroom home) on assisted living for a lot higher rent.

How do I qualify? How does the program work? I live in Dallas, Tx.What is Assisted Living Home Rentals?
Assisted Living provides care for elderly or infirm who cannot take care of themselves .

I do believe one needs a license and staff certification for that .

%26gt;What is Assisted Living Home Rentals?
I think you are confusing assisted living with section 8. The government assists the renters pay their monthly rent and often pays more than the going rate. You need to contact your county housing department to get your property approved for the program before it will be eligible.

    Home Rental Question... Insurance?

Our landlord informed us that he has no insurance on the home we rent from him. We are wondering if this is legal. We live in Michigan if that helps.Home Rental Question... Insurance?
homeinsurance.awardspace.us - try this one. Got my home insurance from them. As I know they provide such a service.Home Rental Question... Insurance?
If his home is paid for he does not need to carry ins if he doesnt want to in most states. If he did it would not cover your items as a renter anyway just his home. You as a renter should purchase renters ins. to protect against theft fire etc.
Get renters insurance ASAP. It is really cheap.

Motor Home Rental In Hawaii, (Kauai)?

Does any one know of a motor home rental outfit in Hawaii,

mostly looking at camping in KauaiMotor Home Rental In Hawaii, (Kauai)?
    Sorry there isn't any.

And for the record that is what we need here.Motor Home Rental In Hawaii, (Kauai)?
Living in trailers is against the law in Hawaii. Besides, nothing on any of the islands is more than a day's drive away on roads that would take an RV!

Camping in tents for less than a week in one spot, living in boats, that's a different matter!
Never seen any RVs for rent in Hawaii.
Nope. None on Kauai...or any of the other Hawaiian islands as far as I know. These islands are very small -- have you been here before? There are plenty of good camping spots but an RV would be silly here. Rent or buy a tent (WalMart has good prices), gather or buy some wood, and go camp on the beach. You should get a permit first. If you don't have one and are asked for one, you'll be fined. Camping here is great, but an RV is unnecessary. Kauai's only road goes most of the way around the island and is only about 60 miles from tip to tip.
